Terms, Conditions, & Other Information
Tenant shall use the Property in strict compliance with all applicable laws. Tenant shall comply with all applicable laws, and promptly comply with any governmental order or directive for the correction or prevention of any violation of applicable law in connection with the Tenant's stay at the Property. The rental contract may be modified from time to time to conform to amendments of the applicable laws.
Winter Season - December 15 through April 30, July 4th, and Thanksgiving Weeks
Summer Season - May 1 - August 31, excluding July 4th week
Fall Season - September 1 - December 15, excluding Thanksgiving week
Most rentals are Saturday to Saturday through Winter and Summer seasons.
Homes for Sale
Due to the real estate market, some of our rental properties are for sale,
and may require showings with a 24 hour notice.
We will make every effort to limit interruptions during your stay.
Fees and Payment Information
Cleaning fees apply to all reservations, vary based on size of unit and duration of stay.($85 - $250)
Reservation Fee of $75 applies to all reservations, fee waived if balance paid by cash or check.
Tax of 12% is applicable to all reservations.
Payments may be made in Cash, Personal Check, Cashiers Check, Visa, Mastercard, or Travelers Check in US funds.
Security Deposits are required immediately to reserve unit,
$500 Fully Refundable security deposit required on all reservations, deposit will be returned after stay
All balances are due 30 days prior to check-in.
Reservations made within 30 days of arrival require payment in-full upon booking, reservation fee applies.
Cancellations must be made 90 days prior to check in, cancellation fee of $100 applies to all reservations.
Cancellations made within 90 days of arrival will forfeit security deposit, unless unit is re-booked.
Cancellations made within 30 days of arrival can rebook for the same unit within one year during off-peak weeks. NO refunds of rental fee or security deposit will be given unless unit is re-booked.
Unfortunately, we cannot issue refunds due to weather, hurricanes, red tide, and other acts of nature unless a mandatory
evacuation of the island is required. If a mandatory evacuation is required during your stay, we will be happy to rebook those days in the same unit within one year.
Check In, Check Out & Keys
Check-In is 4pm, Check out is 10am.
Unless prior permission is granted, late checkouts will incur a $50/half hour charge.
Please follow checkout procedures, excess cleaning will incur an additional charge from your security deposit.
Keys may be picked up/dropped off at our office, 315 Pine Avenue, Anna Maria
between 10am and 5pm Monday through Saturday.
If you are arriving outside of our normal business hours, please contact our office so that
other arrangements can be made.
Minimum Age Requirement
You must be 25 years of age to rent a home with our company.
House Parties, Family Reunions, and Gatherings
House parties, Family Reunions, Weddings, and other large gatherings are prohibited.
Please note the maximum occupancy on the property.
Overcrowding will result in immediate eviction without refund.
Trash Pick-Up Policy
You will be subject to a $100 fine, deducted from your security deposit, for noncompliance to the following policy:
Do not take trash containers to the curb but please make sure they are visible from the street. Waste Management will collect, empty, and return the containers to their proper place. Any containers put out and not retrieved by the occupants will subject the occupants to a $100 fine from the city and will be assessed against the security deposit.
Fines and Penalties
Guests will be responsible for any and all fines, penalties, or citations assessed, either at the time of incident or after departure, to them individually, to the property, or to Anna Maria Island Accommodations, Inc. during their dates of occupancy including, but not limited to, noise, parking, and trash violations.
Pets & Smoking
All units are NO SMOKING!
Any signs of smoking indoors will forfeit security deposit, and may incur additional charges
We do have pet friendly units, please contact our office for additional information. Pet Fee Required on all pet friendly properties, $150.
Any pets in the properties without prior permission will result in immediate eviction and loss of security deposit.
All of our properties include the basic amenities: A/C, Cable TV, Linens(Bed/Bath), full kitchen.
Other amenities vary by property, please ask if it is not listed on the website!
Some amenities will change periodically, we cannot be held liable for changes made to properties or mistakes on the website.
Discounts are not available due to inoperable equipment, we do our best to repair any issues immediately.
Guest agrees to hold Landlord and Anna Maria Island Accommodations, Inc. harmless from all liabilities and costs of defense, including attorney's fees arising out of tenant's use of the leased property, and all claims, damages, and liability incurred to invitees, family, or friends of the Guest.
All of our heated pools are set to approximately 83 degrees, and are included in the rental fee, unless otherwise noted.
We will make every effort to ensure that your pool stays in the set range, however, we cannot be held responsible
for extreme weather or inoperable equipment.
